Welcome to BetRent. These Terms & Conditions ("Terms") govern your access to and use of our mobile application (the "App"), our website, and our related services (collectively, the "Services").

Please read these Terms carefully before using our Services. By registering an account, listing properties, or browsing listings on BetRent, you agree to be bound by these Terms. If you do not agree to these Terms, you may not access or use the Services.

1. Description of Services

BetRent is a digital marketplace that connects property owners, managers, or landlords ("Landlords") looking to rent out residential or commercial properties in Addis Ababa, with individuals looking to lease properties ("Tenants").

BetRent acts solely as an intermediary listing platform. We do not own, manage, operate, lease, or buy the properties posted on our platform. We are not a party to any rental agreements, lease contracts, or financial transactions entered into between Landlords and Tenants.

2. User Accounts

To access certain features of the Services, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration.
• Maintain the security and confidentiality of your login credentials.
• Promptly update your account details in case of changes.
• Accept full responsibility for all activities that occur under your account.

3. Landlord Obligations & Property Listings

Landlords who post property advertisements on BetRent must comply with the following standards:

• Listing Accuracy: All listed information, including pricing, location, size, availability, and description, must be accurate and truthful.
• Photos and Media: Any photos, videos, or files uploaded to a property listing must represent the actual condition of that property. Uploading stock photos, modified mockups, or photos of other properties is strictly prohibited.
• Phone Verification: Landlords must verify their phone number via an OTP (One-Time Password) before their properties can be made publicly visible. Unverified landlords may have their listings flagged, hidden, or removed at our discretion.
• Compliance: Landlords represent and warrant that they possess all legal rights, ownership certificates, or authorizations required to list and rent the property.

We reserve the right to review, edit, suspend, or permanently remove any listing that violates these terms or is reported as suspicious or fraudulent.

4. Tenant Obligations

Tenants using the platform to browse properties agree to:

• Use the app search, messaging, and maps in a lawful manner.
• Verify property conditions, ownership credentials, and lease terms independently before sending security deposits or payments.
• Maintain respectful and professional communication when contacting Landlords through our app.

5. Prohibited Conduct

You agree not to engage in any of the following activities on the BetRent platform:

• Posting fake listings or bait-and-switch advertisements.
• Impersonating another person, business, or entity.
• Using the platform for any illegal purpose or promoting dangerous activities.
• Attempting to scrap, reverse-engineer, or interfere with the proper operation of the app.
• Sending unsolicited advertising, spam, or phishing messages to other users.

6. Fees and Payments

Browsing and listing properties on BetRent is currently free, but we reserve the right to introduce premium listing options, subscriptions, or transactional service fees in the future. Any fees will be clearly communicated within the App before you incur them.

7. Disclaimer of Warranties & Limitation of Liability

The Services are provided on an "AS IS" and "AS AVAILABLE" basis. BetRent does not verify the physical condition, safety, or legal status of the properties listed. We make no warranties or representations regarding:

• The accuracy, completeness, or reliability of any listings.
• The actions, behavior, or creditworthiness of any Tenants or Landlords.
• The legality or enforceability of any lease agreements entered into between users.

To the maximum extent permitted by law, BetRent, its founders, and affiliates shall not be liable for any direct, indirect, incidental, special, or consequential damages resulting from your use of the Services, including but not limited to financial losses, property damage, landlord-tenant disputes, or lease defaults.

8. Account Suspension & Deletion

We reserve the right, without notice or liability, to suspend or terminate your account and restrict your access to the App if we believe you have violated these Terms.

9. Governing Law

These Terms and your use of the Services shall be governed by and construed in accordance with the laws of the Federal Democratic Republic of Ethiopia, without regard to its conflict of law principles.
